Tenant Charges

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019, before the tenancy starts payable to PropertyLine the Agent

• A Holding Deposit equal to one week’s rent

• A Deposit equal to five weeks rent During the tenancy if permitted and applicable payment for the following must be made by the tenant

• Utilities – gas, electricity, water and sewerage
• Communications – telephone and broadband
• Installation of cable/satellite
• Subscription to cable/satellite supplier
• Television licence
• Council Tax

Other permitted payments during a tenancy may include:

• Breach of contract or under the relevant legislation including contractual damages
• Reasonable costs or losses incurred for loss of keys, security devices, this will not exceed reasonable costs incurred by the landlord or agent.
• Changes to the tenancy agreement for example a change of sharer or permission to keep pets on the property will incur a charge of up to £50 for the work involved in amending the tenancy agreement or the amount of reasonable costs if they are higher.
• Early termination of the tenancy agreement will not exceed the financial loss that a landlord has suffered, or reasonable costs that have been incurred by the agent such as referencing and marketing costs.
• Payment of interest for the late payment of rent at a rate of no more than 3% above the Bank of England's base rate, for each day that the rent is outstanding for 14 days or more.
• A charge of £30.00 + VAT will be made for returned or dishonored cheques (handling fees
• Company Lets are chargeable at £200 inc VAT per application, guarantors for a Company Let are also chargeable at £72 inc VAT per application.

If the Landlord agrees to the fee's they can be made up to the permitted limits.
